Main Bathroom: Drop-in jetted tub against back wall (window wall) with dated wood surround. Single integrated vanity/sink with cultured marble top. Floral wallpaper throughout. Dated gold hardware. Exposed subfloor — tile previously removed. Globe strip lighting above mirror. Sloped ceiling over tub/back wall area.

Water Closet (Photo 2): Separate enclosed room accessed through an interior doorway from the main bathroom. Contains toilet. Second doorway/entry exists on the exterior wall — this entry is TO BE SEALED as part of this scope. Sloped ceiling visible — this slope carries into the unified bathroom after wall removal.

Contractor Instructions — Final Notes
Hardware consistency is non-negotiable: Every single piece of hardware — both faucets, rain head, hand shower, slide bar, robe hooks, towel bar, towel ring, TP holder, cabinet pulls, linear drain grate, glass panel clamps, teak shelf brackets — must be Champagne Bronze (CB). Matte, warm, aged tone. Not polished gold. Not chrome. Not mixed.

Tile continuity: Shower floor and bathroom floor are the same tile. No threshold, no transition strip, no color change. One continuous surface.

Sloped ceiling: Tile the sloped ceiling inside the shower with the same greige porcelain tile as the walls. The slope is an architectural feature — not a limitation to work around.

Bathroom off kitchen — full bath with: Standard alcove tub/shower combo (5' acrylic), toilet immediately right of tub, corner vanity placement in back right corner accessed through entry doorway. Renovation already in progress — cement board installed on tub surround walls.

The tub decision: STR/MTR data supports keeping a tub in this bathroom. Properties with zero tubs across the entire listing filter out of Airbnb family searches entirely. With the upstairs converting to a walk-in shower, this downstairs tub becomes the property's sole soaking option — a genuine differentiator. The upgrade path: replace the standard alcove tub with a freestanding soaking tub. Same footprint, dramatically different guest perception. Cost differential between retiling the alcove and dropping in a freestanding tub is minimal. Revenue and booking breadth upside is significant.
